Role of public transport & commute convenience in mega cities

Modern cities and urban centres usually develop along transport routes. Be it water transport, roads, railways or the more recent metro rail. Historically, towns and cities that had access to efficient and economical modes of transport developed into mega trade hubs and epicentres of development. Mumbai, one of the major mega cities of the world also grew because of access to sea transport, railway and roads.

Transport or commute lines are the drivers of growth and they differentiate locations within cities or cities themselves. Urban life is busy and chaotic where time is of utmost essence. Adequate, affordable and efficient commute facilities are an essential requirement of urban life. Cities generally develop along its commute lines and city centres offer multiple commute options. That’s why these locations are more expensive and real estate is always at a premium.

With rapid urbanisation, cities such as Mumbai are witnessing an explosion in construction of homes, offices, malls and other related infrastructure. This has also made real estate expensive at the established locations and new locations have started developing due to this. Many of these are far from the work/office locations and hence daily commute via public transport takes centre stage. Ease of daily commute to work, school or for shopping and entertainment are crucial factors in deciding a location. Transportation, both intercity and intra-city, affects social and economic growth.

Locations such as Dadar, Andheri, Mulund and Ghatkopar grew exponentially due to availability of multiple commute options. Amongst new locations that are fast developing into new hubs of Mumbai due to the availability of multiple public transport options, Kanjurmarg is a prominent name. Situated adjacent to Powai, it offers excellent road, rail and upcoming metro connectivity options. Close to Eastern Express Highway, Kanjurmarg has JVLR and LBS Road passing through it. These are the main arterial roads proving north-south and east-west connectivity. Public transport in the form of buses, taxis and auto-rickshaws are abundantly available here. Rail connectivity is already well settled with the CSTM-Kalyan route passing through.

Due to its rich connectivity, Kanjurmarg has emerged as a much sought after location by home buyers. Large lifestyle developments such as Runwal Forests on LBS Marg and Runwal Bliss & Runwal Avenue in Kanjurmarg East are redefining the location as a lifestyle destination. Upcoming Metro line 4 passes from in front of Runwal Forests, while the upcoming Line 6 is very close to Runwal Bliss and Runwal Avenue. These will provide excellent 360 degree ease of commute. With the proposed Kanjurmarg Metro Hub being under a kilometre away from Runwal Bliss and Runwal Avenue, these addresses will offer their residents amazing convenience.  Whether it is office commute to south Mumbai or Navi Mumbai, commute to schools in the city or just leisure commute to Wester suburbs or regions in far north of MMR, all modes are available easily.

Availability of easy, hassle free and low cost commute options are deciding factors in real estate purchase. Travelling to work, going to school, going for shopping, visiting friends or going for sight-seeing are all dependent on the availability and convenience of the commute. Location premiums are decided basis this factor. Hence, addresses or properties that offer good transport access and connectivity will always be in demand in the urban scenario.
